We focus on the quality of our inventory reporting system, accurately evidencing the condition of your property at the start of the tenancy. This allows us to track the condition of the property throughout the tenancy. It also reassures all parties that any potential proposed deduction from a bond is fair and will more likely be backed up by a tenancy deposit adjudicator should any dispute arise.

We thoroughly reference each tenant by carrying out a credit check, right to rent check, assess their financial suitability and request a reference from their Landlord.

We regularly inspect properties and monitor how well the property is being maintained, providing detailed inspection reports and informing you of the condition of the property. Should the tenant need to improve on their tenancy obligations, we will visit more often until issues are resolved

We realise the importance of dealing with reliable and trustworthy suppliers in connection with any work carried out on your property. We ensure that all the suppliers we work with are correctly insured before instruction. We ensure that legal compliance is adhered to at all times giving you additional peace of mind and security.

Landlord fees

Fully managed service. 

  1. Setup fee- This includes the marketing rental and finding a tenant in accordance with the landlords' guidelines. This involves marketing and advertising the property; erecting a to let board. Carrying out accompanied viewings as appropriate. Also including advertising on refurbishment and proving guidance on compliance with statutory provisions and letting consensus. This will include the cost of tenant referencing the application(s). The check will include credit status, current and previous employer, current and past landlord and considering any other information to help assess the affordability criteria of the applicant(s). Depending on the outcome to the referencing, an applicant(s) earning, or overall financial position my require a guarantor. We shall carry out the right to rent checks on the applicant(s) and any other adult occupier of the property at the commencement of the tenancy. 

Monthly fee 

This is a monthly commission calculated as a percentage of the monthly rent, for collecting and remitting the monthly rent received, deducting commission and other works supplying monthly statements. When necessary, it includes the pursuance of non- payment of rent and providing advice on rent arrears actions. It includes 6-monthly routine visits, and the landlord is advised of the outcome. The fee covers advertising all utility providers of any tenancy changes, arranging routine repairs and holding the keys during the tenancy. 

Landlords who want EASYMOVE to cease managing their property / properties will need to give one months written notice. 

Where EASYMOVE have sourced the tenant there will be a fee of £250.00 per property tenant find fee.

Houses and flats- 10% 

HMO rooms- 12% 

commercial properties- 10%-12% 

Landlord fees

Security deposit registration fee- £60.00

All tenants' deposits must be registered by law with a government authorized scheme. This fee is for registering the landlord and tenant details and protecting the security deposit; then providing the tenant(s) with the deposit certificate and prescribed information within 30 days of the start of the tenancy. The scheme used by Easy move UK LTD is deposit protection scheme. 

Renewal fee- £100.00

If both parties agree that the tenancy can stay for another term, this cost covers the contract negotiation, amending and updating the terms and arranging a further tenancy and agreement. 

 

Check out fee- £90.00

This fee covers agreeing with the tenant(s) a check out date and arranging an appointment, instructing the inventory provider to attend. Negotiating with the landlord and tenant(s) and disbursement of the security deposit. To return the security deposit to the agreed parties. Remit any disputed amount to scheme for final adjudication, Unprotect the security deposit, instruct contractors, obtain quotes, organize repairs and replacement of items. 


Additional contractor quotes-£20.00

If more than 2 contractor quotes are required by the landlord for maintenance works, this fee is charged per additional quote required. 


Arrangement fee for works- 8%

A fee of 8% of the invoice is charged in respect of arranging the works and assessing costs with the contractor(s); for ensuring all works have been carried out in accordance with the specification of the works; processing payment and retaining any warrant or guarantee.

Additional property visits- £50.00

If a routine visit (over and above the two 6- monthly visits included in the monthly fee) is required- if the specific request of the landlord, or to resolve a neighbour despite a fee is charged. 


Court Attendance- £125.00

In the unfortunate event where Easy move UK LTD need to represent you in court- for example at the specific request of the landlord, or to resolve a neighbour dispute a fee is charged. 


Withdrawal fee (before the tenancy has started)- £60.00

When the landlord terminates an agreement before the tenancy has started any actual costs incurred in the marketing and set up of the property are passed on to the landlord. 


Withdrawal fee (after the tenancy has started)- £350.00

When a landlord terminates an agreement, and the tenant remains in the property. The fee includes notifying the relevant utility providers and advertising the tenant of change and their security deposit status. 


Contractor commission- 21.6%

Easy move UK LTD reserve the right to make a commission charge to any contractor instruction on behalf of the landlord up to 21.6% of the net cost of the work. This is invoiced directly to the contractor. 


Non- routine managed service- £10.00 per hour 

Where Easy move UK LTD are required to provide non-routine management service e.g., floods, fire, subsidence etc. 


Take over management- £300.00

This fee is to be charged for take over management service from your current letting agent and will cover at AST checks, a property visit, smoke alarm check and new AST. 


Smoke/ carbon monoxide alarms- £70.00

Arranging the installation of the smoke and carbon monoxide alarms. 


EPC- £70.00

To instruct a certified engineer to carry out an energy performance certificate. 


EICR

Where we arrange for the electrical installation condition report, this fee covers arranging access and retaining the certificate. This does not include the cost of the certificate or any remedial work which may arise. 


Key cutting service- £25.00

Key cutting service is available for landlords. 


Fees outside the scope of management

  1. Attending to break in's during void periods and during out of office house- £100.00
  2. Supervision of major works/ renovations- £30.00 per hour
  3. Court attendance tribunal- £125.00
  4. Knocking on tenant's doors after office hours for rent collection, maintenance disputes- £50.00
  5. Filling out court forms, paperwork, submitting court papers and evidence to court- £475.00(includes court costs)
